Real estate emerged as a recognised business vertical in the last decade. Land has been one of the prized assets in the Indian society since times immemorial but with in the last 3-4 decades growing demands and compulsions from the internal and external sources have assigned position of significance to land asset. The urban centres experienced massive development and urbanization owing to the continuous waves of migration. The expanding population base in the cities on account of such migration produced the so called compulsions of more residential space of quality. While haphazard development resulted in unplanned clustered developments and slums in almost all the cities of India, planned construction activities by the public agencies as well as private builders did much to alleviate the growing burden. Space crunch in the urban centres got so pronounced that real estate emerged as a potent player to grab the opportunity of profit. This equation of profit attracted good umber of domestic and foreign investors. Thus for the real estate India emerged as a prime investment destination.

Analyzing the past 5 years situation of the real estate sector at the global level we see that recession affected it badly in the US. Its aftereffects spilled over to other sectors too, particularly the lender’s support to real estate was sharply withdrawn. However the situation in India remained almost unaffected. In India the domestic demand was responsible for providing thrust to this sector. The land continued to enjoy the status of a safe asset here and an intrinsic potent demand provided the necessary propulsion so required for the sector.
